If you are looking for a room for Spring/Summer semester(s) - contact us now while the best rental option for UofL students is still available. We will be offering a discount for rent in the months May through August and you will get first right of refusual for the fall. (This is subject to change when we have all 3 rooms rented in the fall, but we will of course let you know if that is the situation.)

Do you want the best location in the nicest house in Lethbridge? We offer 14 Acadia Road West, Lethbridge, Alberta. This means you are a minute's walk away from the West Central entrance to the University! Walk to school, go home for lunch, go home to get the assignment you forgot to bring the day it was due! The owners are University of Lethbridge Students (Shawn and Cara), and they live in the basement of the house. There are pictures at the bottom of this page. Rental prices include:

  • WiFi internet (no illegal uses, no downloading of large amounts of data, but all reasonable university and personal use is permitted.)
  • Access to Computer printer for reasonable monthly use (40 pages). If you need to use more, we'll simply ask you to help share the price of the paper and toner.
  • Local Telephone calls on the "land" line.
  • Laundry facilities in basement. The brand new front load Washer and dryer are NOT coin operated. As long as you run reasonably full loads and only use the dryer until the clothing is dry - they are free to use. They are on a platform and since both are front load, they are easy on your back, the dryer has a sensor so it will stop drying when your cloths are dry.
  • Gas
  • Electricity
  • Water
  • Sewer
  • A place to park your car. While the bus route is ony a few houses away and the university is 1 block away - if you have a car for other trips, there is parking out front, on the street and in the large driveway.

The rooms share:

  • Expansive kitchen with everything upscale - appliances, fixtures, cabinets
  • Large beautiful 2 level deck on East side
  • Smaller personal deck on West side (facing a level 1 park)
  • Dining room

You can also see where it is (right beside the University) on google earth (google earth is a free download from google) If you don't have google earth, go to earth.google first to get your free download. You can then type in the address. Or, if you prefer, we can email you a google earth link that will take you to it (if you have installed the free google earth program.)

We want your rental to be a fantastic experience. To help with this, it is useful if everyone is of similar mind. Some restrictions: If one or more is going to be a problem,. 

  • No smoking. This is a non-smoking property. In the house, in the yard, on the decks. No exceptions.
  • No alcohol. Now, while this is the 'rule', the rule may be relaxed as long as it doesn't become a problem. But if it becomes a problem in the sole discretion of the owners, then we reserve the right to enforce the rule. So far this has never been a problem.
  • No overnight guests without owner permission.
  • A "quiet" house. While this doesn't mean there will be no noise, the point is - we want likeminded tenants. This is a house for study. There will be an 11:00pm to 8:00am "no loud noises", but during the rest of the day we request you keep music and noise to a reasonable level for the enjoyment of all living here. There can be some relaxation of this on Friday and Saturday nights, we'll discuss with tenants.
  • There is a TV for shared use - but we don't provide cable or satellite. The reason is to help remove distractions for students. However, if you must have it and are willing to pay for it, we will permit it.
  • No electric heaters, hot tubs, air-conditioners (other than the one the house has) or other "large load" devices are permitted. (Since the utilities are included in the rent)
  • Please turn off your computers and other power appliances while you are not using them - overnight especially.

Nearby:

  • The Main (middle) entrance to the University of Lethbridge, that is, the entrance that is closest to the new Gym, Climbing wall etc.., is just one block, away. If you were to park in parts of the North West parking lot - you'd have to walk FARTHER to get to the buildings (Students Union, Library, etc..,) than you have to walk from this location! Now, having said that, if you pay for the parking in the lots beside the new Gym, in that case you are closer than this property. But by the time you got in your car, drove, found a parking spot, parked, locked your car, you would only save a few seconds! So - you save your money instead.
  • The Christian and Missionary Alliance Church is 2 blocks North - by the North entrance to the University of Lethbridge
  • There is shopping (grocery etc..,) a few blocks away.
  • Pizza, Restuarant food, movie gallery, TD, Shoppers Drug mart 2 blocks away.
  • Class 1 (watered, mowed, maintained) city park is only 1 step from the property (to the West). Great place to study on nice days.
  • The Nicholas Sheran Lake and park is only 4 blocks away. (This is also a Class 1 city park - look on a map - you are right next to it!)
  • You are within a block of the Lethbridge Parks and Pathway system. For details, see their Map
  • Bus Route #12 is just a few houses away (South) but it also goes into the University of Lethbridge bus loop (as do a couple other bus routes.) So, if you don't have a car, you can take the bus anywhere quite easily. For details, see the Lethbridge bus info pdf

Like many, we've been hit by scammers, but we've learned to adapt. Here's some info I put together on Renter and Rental scams if you are interested: RenterScam  RentalScam. If you are renter - it is worth looking at the rental scam one for your own protection. If you are curious, or you are renting out yourself, the renter scam is worth a couple minutes of your time to protect yourself. I offer this in hopes it will help protect a few people.
